Assumable Mortgage Loans: What Buyers and Sellers Should Check
Short answer
An assumable mortgage lets an eligible buyer take over an existing loan under the applicable approval process. It can be worth comparing with a new loan, but the buyer’s cash requirement, the seller’s release, and any program-specific consequences need review.

Confirm the assumption with the servicer
Start with the actual loan and servicer. Ask whether an assumption is available, what approval process applies, what documents are required, and how the seller’s liability will be handled.
An advertised assumable loan is not a completed approval. Review the existing balance, payment, remaining term, and other obligations so you understand exactly what would be assumed.
Calculate the gap between the price and the loan
The purchase price may be higher than the remaining mortgage balance. Ask how that difference will be funded and what the servicer permits. Any separate financing needs its own review.
Compare the complete cash requirement and ongoing costs with a new mortgage. Do not assume an existing interest rate makes the entire transaction cheaper or easier.
Protect the seller as well as the buyer
A release of liability should be addressed explicitly. For VA loans, release of liability and restoration or substitution of entitlement are separate questions; an assumption should not be treated as automatically resolving both.
Have the servicer explain the required approvals in writing. Make the purchase timeline reflect the actual process rather than an assumed closing speed.

- Review the existing loan terms and remaining balance.
- Document the cash or approved financing for the purchase-price gap.
- Confirm seller liability and any VA entitlement consequences.
