How to Buy a Home in a Different State

Short answer

Moving to another state does not automatically reset your mortgage qualification. The lender needs to confirm that your income will support the move, that the new home and loan are eligible, and that the complete payment fits your budget.

Show how your income continues

If you are staying with the same employer, explain whether you are transferring offices or working remotely. If you are changing jobs, provide the accepted offer or contract and tell us when the new work begins.

Fannie Mae has specific paths for qualifying with employment offers. Eligibility depends on the transaction, income type, start date, documentation, and reserves. You do not always have to begin the job before closing, but the applicable conditions must be satisfied.

Update the property and payment assumptions

An earlier preapproval may have used different property taxes, insurance, association dues, or occupancy assumptions. Ask for a fresh payment estimate for the actual address. State lines alone do not explain whether a prior review remains usable.

Get insurance information early, especially when the property has wildfire, flood, or other coverage concerns. A purchase budget should account for moving expenses and any period when you have two housing payments.

Plan the move around the financing

Let the lender know before changing employment, selling your current home, or making major transfers between accounts. We can identify which documents depend on the timing of those steps.

Whether to rent first is a personal decision about location, employment, and cash. Compare the costs of a temporary rental with the risk of purchasing before you know the area.

  • Destination state and anticipated move date.
  • Employment transfer details or your signed job offer.
  • Current housing plans, including any sale or retained property.
  • A target property or realistic price and monthly-payment range.

Questions about this guide

Must I use a lender based in the new state?

The lender and loan originator need the required authority for the transaction. A local office is not the same thing as a licensing requirement.

Can I close before starting a new job?

Some programs permit qualifying with an eligible employment offer. The start date, fixed income, documentation, and reserve conditions need review before relying on that option.
