Using a DSCR Loan for a Short-Term Rental
Short answer
Some DSCR programs finance eligible short-term rental properties using a property-income analysis. An Airbnb listing or an optimistic revenue forecast does not establish loan eligibility. The lender’s rules, the property’s permitted use, and the complete operating budget all need review.

Confirm that the program accepts the rental use
Ask the lender whether its current program permits the intended short-term rental and what evidence it requires. DSCR programs do not all use the same rent source, occupancy assumptions, or calculation.
A lender’s published program can illustrate what is possible, but it is not a quote or confirmation that the same terms are available for your application. We need the actual property and proposed financing.
Separate rental revenue from ownership costs
Work through taxes, insurance, association dues, management, utilities, cleaning, maintenance, and reserves. Ask which of those costs enter the lender’s ratio and which remain part of your own operating budget.
Test a lower-revenue scenario and periods when the property is unavailable. A loan qualifying calculation is not a guarantee of profitable operations.
Check permissions and loan terms before relying on projections
Confirm the relevant local rules, permits, and association restrictions for the actual address. A successful rental nearby does not prove your property can operate in the same way.
Review costs, reserves, occupancy restrictions, any personal-guarantee requirement, and prepayment provisions in the offered documents. Financing should fit your intended holding period and fallback rental plan.

- Address, price, and intended use.
- Available operating history and support for projected rent.

- Expected expenses, cash reserves, and holding period.
