Financing a Home That Needs a New Roof or Major Repairs

Short answer

A renovation mortgage can combine an eligible home purchase or refinance with repair financing. The property, project scope, contractor, and loan program must fit together before you rely on this approach to close on a home that needs work.

Match the loan to the actual repairs

A repair issue can affect both the property’s eligibility and the closing schedule. Share inspection findings and contractor estimates early. A cosmetic update and a major structural repair may need very different financing.

HUD’s FHA 203(k) program combines eligible acquisition or refinance costs with rehabilitation. Its Standard and Limited versions serve different project scopes, and roofing is among the improvements the program can cover.

Understand how renovation money is managed

Renovation proceeds are not simply unrestricted cash handed to the buyer at closing. The loan process includes a defined scope of work and controls for repair funds and completion. Ask how contractor payments and inspections will be handled.

Discuss whether the home can be occupied during the work. Temporary housing, project delays, and unexpected repairs belong in the budget even if the original contractor estimate looks manageable.

Compare the full transaction

Ask for the complete financing costs, repair budget, contingency requirements, and expected process. Conventional renovation products may also be worth comparing when available. Availability and the lender’s project rules need confirmation.

The right choice depends on both affordability and whether the proposed work fits the program. A lower purchase price does not necessarily compensate for an unworkable repair schedule.

Before making the offer

  • Obtain a clear list of repairs and inspection concerns.
  • Ask a qualified contractor for an itemized scope and estimate.
  • Confirm which renovation programs the lender can offer.
  • Build financing and repair timing into the purchase discussion.

Questions about this guide

Can a new roof be financed with the purchase?

An eligible renovation mortgage may cover roof work. The property, repair scope, and complete loan application still need approval.

Can I assume every renovation loan allows structural work?

No. The permitted work depends on the specific program and version. Confirm the project scope before selecting a loan.
