FHA Streamline Refinance: Lower Your FHA Payment With Less Paperwork

Short answer

An FHA streamline refinances an existing FHA-insured mortgage with a lighter documentation process and no FHA-required appraisal. It must meet timing, payment-history and benefit tests. It does not remove FHA mortgage insurance or provide meaningful cash out. We check your current note and insurance costs before deciding whether the savings are worth it.

How it works with me

A process you can see the whole way through

01

Start with your statement

Tell us the goal, property use, timing and current balance.

02

Compare the actual options

Review the costs, documentation and holding period before deciding.

Who it's for

You must already have an FHA-insured mortgage. You can use a different lender from your current servicer. A streamline does not convert a conventional or VA loan into FHA. Bring the current statement and closing documents so we can confirm the loan, first-payment date and mortgage-insurance history.

Two kinds

A non-credit-qualifying streamline does not require FHA credit or income analysis. A credit-qualifying streamline reviews credit and income and may be needed when a borrower is removed or other conditions change. Neither version requires an FHA appraisal. Lenders can add requirements, so we confirm the actual documentation path before calling the process simple.

Timing

FHA requires at least six payments made, six full months since the first payment due date and 210 days since closing. All three matter. Being seven months past closing does not, by itself, prove the payment test is met. If you are early, we can help identify the date to revisit the numbers.

Payment history

We review the actual mortgage history, including the last six months and the payment due before closing. The recent payments must meet FHA’s on-time requirements; any permitted older 30-day late depends on the applicable lookback and qualifying route. Do not assume one late in the most recent six months is acceptable. Tell us about it so we can check the current HUD rule.

It has to help you

For a fixed-to-fixed streamline, the combined rate, meaning the note rate plus annual mortgage insurance, generally must fall by at least half a percentage point. ARM-to-fixed changes and term reductions use their own net tangible benefit tests. Passing the program test is the start; we also compare costs and your expected holding period.

Cash and costs

FHA permits no more than $500 cash back on a streamline. This is not a cash-out loan. Closing costs and how they are covered need an actual lender quote. Your lender prices this; financing options and lender credits have tradeoffs. We show what you bring to closing and what changes in the loan.

Mortgage insurance

A streamline keeps FHA mortgage insurance. Standard upfront MIP is 1.75% of the base loan. Eligible streamlines of loans endorsed on or before May 31, 2009 use 0.01% upfront and 0.55% annual MIP. A refinance within three years may receive an upfront-premium refund credit. To remove FHA insurance, compare a conventional refinance.

Investment property or second home

An eligible FHA loan on a second home or investment property may be streamlined under a different processing path. Occupancy history, existing FHA insurance and lender requirements still matter. Tell us how the home is used now so we can check the right route rather than assuming it works like an owner-occupied loan.

How we run it

We pull the current note rate, annual MIP, endorsement date and payment history. Then we calculate the combined-rate benefit and the break-even after costs. Rules snapshot: 2026-11-04. HUD’s November 10, 2026 changes require another review before launch or reliance on these figures.

FHA streamline refinance: common questions

Does an FHA streamline require an appraisal?

FHA does not require an appraisal for a streamline. Confirm whether the lender has any additional conditions.

Does an FHA streamline check credit or income?

The non-credit-qualifying version does not require FHA credit or income analysis. The credit-qualifying version does. Lenders may add requirements.

How soon can I do an FHA streamline?

At least 210 days since closing, six payments made and six full months since the first payment due date. The loan also needs acceptable payment history.

Can I do an FHA streamline with a different lender?

Yes. You do not have to use your current lender or servicer.

Does an FHA streamline get rid of mortgage insurance?

No. It keeps FHA mortgage insurance. A conventional refinance may be worth comparing if removing insurance is the goal.

Can I take cash out with a streamline?

A streamline is not a cash-out refinance. FHA limits incidental cash back to $500.
