What to know before you decide

Choose by exit, not by headline rate

A low-rate 30-year DSCR loan is useful for a stabilized rental and usually wrong for a six-month renovation. A bridge loan costs more because it buys speed and flexibility. The right comparison is total project cost through the expected exit.

Can a first-time investor use these products?

Often yes, especially DSCR, though leverage, reserves, or pricing may differ. Construction and flip programs may place more weight on experience.

Does a DSCR loan require personal income?

Many DSCR programs qualify primarily from property cash flow, while still reviewing credit, assets, reserves, entity structure, and the property.

What is private money best for?

Private or bridge capital is useful when speed, property condition, documentation, or timing makes conventional financing impractical and there is a clear repayment exit.

Can renovation funds be included?

Fix-and-flip and construction products can fund approved work through controlled draws. A standard DSCR loan usually assumes a stabilized or financeable property.
