Cash-Out Refinance for Self-Employed Borrowers and Investors

Short answer

Bank-statement and DSCR cash-out loans use different ways to document a file. A bank-statement loan can review self-employed deposits for a home you occupy or a second home. DSCR financing is for rental property and focuses on rent compared with the property payment. We compare the documentation path and costs with a standard loan first.

Compare the actual options

Review the costs, documentation and holding period before deciding.

Two paths, two borrowers

A bank-statement review commonly uses 12 or 24 months of personal or business deposits to assess self-employed income. A DSCR loan instead reviews rent against the rental property’s full payment. DSCR is a business-purpose investment path; it is not for your primary residence. How the property is actually used comes before the documentation preference.

Try the standard loan first

If your tax returns and other records support a conventional loan, it may cost less. We compare that before recommending an alternative. A large deposit total is not automatically qualifying income, and a rental with a lease is not automatically a DSCR fit. The useful answer includes the documents, costs and limits of each realistic option.

Bank statement cash-out

Unlike most bank mortgages, bank-statement income qualification does not require tax returns. The review separates business revenue from transfers and other deposits that are not income. An expense factor or profit-and-loss support helps establish usable income. Business ownership, credit, assets and reserves still matter. This remains an ability-to-repay loan. Expect questions about the business rather than a promise that deposits alone replace the rest of the file.

DSCR cash-out

MortgageOne publicly lists DSCR options from 0.75 and DSCR loans up to $2,000,000. These are published product ranges, not a guarantee that both apply to your cash-out scenario. Higher loan sizes may be available on other Non-QM paths; we confirm the actual program.

Rent is compared with PITIA: principal, interest, taxes, insurance and association dues. The investor sets the lease or market-rent rules, reserve requirements and treatment of LLC vesting. Prepayment penalties may apply where permitted. Ask how coverage is calculated and what happens if the appraisal supports less rent than expected.

Seasoning and value

Cash-out without an ownership waiting period is available on some Non-QM paths. Recent purchases can use a different value basis, so we confirm the property history and program before estimating proceeds.

A recent purchase or completed rehab may be treated differently from a long-held rental. Investors can use different value approaches, and shorter ownership history can carry tradeoffs. We confirm the actual program before an appraisal is ordered. No single ownership period or leverage limit applies to every bank-statement or DSCR loan.

Costs you should see in writing

Ask for points, lender fees, prepayment terms and any pricing adjustments tied to credit or rental coverage. Compare the same cash amount and holding period. A loan that costs less upfront may cost more if you sell early or refinance during a penalty period. Get those terms before selecting a product.

Exit plan

Moving into conventional financing later may be possible when tax returns, rental history and the rest of the file support it. It is not guaranteed. Plan around the loan you can responsibly carry now, including its repayment and prepayment terms. Future rates, values and underwriting rules are unknown.

How we run it

Chris and Marshall review Non-QM scenarios together. Start with occupancy, the current statement and the cash goal. We identify the likely documentation lane and what to bring, then compare it with any standard option. You get a clear next step and the tradeoffs before deciding whether an application makes sense.

Many DSCR programs permit cash-out on eligible rentals. Rent, credit, reserves, value and investor rules determine the amount. Recent purchases can use a different value basis, so we confirm the property history and program before estimating proceeds.

Can I refinance a DSCR loan into a conventional loan later?

Possibly, when income documentation and the rest of the file meet conventional rules at that time. It is not a guaranteed exit.

Is there a DSCR cash-out with no seasoning?

Can I use a bank statement loan to take cash out of my primary home?

Some programs allow it for eligible self-employed borrowers. Deposits, business expenses, credit, assets and ability to repay still need review.

Do I need tax returns?

These paths often use bank statements or rental-income documentation instead of tax returns to qualify. Other income, business, asset and property documents are still required.
