Pathway: A CDFI Mortgage for Income That Doesn't Fit the Box

Short answer

Pathway is a mortgage from MortgageOne, a Treasury-certified Community Development Financial Institution. It qualifies without income documents, employment verification or a debt-to-income requirement. Credit, equity, reserves and housing history still need review. It can fit a primary residence or second home when traditional income paperwork does not reflect how you earn. Compare a conventional or bank-statement loan first.

What a CDFI is

A Community Development Financial Institution has a mission to expand access to responsible financing in underserved communities. MortgageOne is certified by the U.S. Department of the Treasury. Pathway is its first-lien CDFI mortgage, designed to consider borrowers whose earning picture is difficult to capture with standard income documents.

Why this is different from most banks

Most bank mortgages qualify borrowers using documented income and a debt-to-income ratio. Pathway has no income-documentation, employment-verification or DTI requirement. Its CDFI mission supports a different review of credit, equity, reserves and housing history. That changes the qualifying method; it does not remove the need to review the borrower or the property.

Who it's for

Self-employed owners, gig workers, commission earners, people with mixed or irregular income, retirees and newer business owners may find standard income paperwork hard to use. Pathway is for a home you live in or a second home. Rental-property scenarios belong in a separate DSCR review, not this program.

What the decision rests on

The public minimum credit score is 620. Higher scores and more equity can open more options. We review credit, the down payment or existing equity, verified reserves and housing history together. A score by itself is not an approval.

Public credit requirement (as of 2026-05-20).

The tradeoffs

Expect a larger down payment or more equity than many conventional loans, and reserves that remain available after closing. Those funds and the property still need documentation. Compare the total cost and cash required with a conventional or bank-statement loan before choosing the CDFI route.

Purchase, refinance or take cash out

Pathway supports purchases, rate-and-term refinances and cash-out refinances, with publicly announced loans up to $2,500,000. Refinancing still needs a reason that holds up after costs. We confirm transaction rules, value and timing for the actual file before estimating cash proceeds.

Where Pathway is available

Pathway is available in most of our licensed states; we'll confirm yours. Company licensing does not establish that this specific program is available. Share the property ZIP so the team can confirm the current program path before you plan around it.

How the fit check works

Tell us your goal, how you earn, how you use the property and the cash or equity available. Chris and Marshall review the scenario together, compare standard and alternative documentation paths, then identify what to bring. Start with the mortgage statement for a refinance, the purchase budget for a new home, asset records and housing history.

The public minimum is 620. Credit is one part of the review alongside equity, reserves, housing history and program requirements.

No. Pathway is for primary residences and second homes. A rental-property scenario should start with the DSCR investor path.

Can I refinance or take cash out with Pathway?

Yes, Pathway supports rate-and-term and cash-out refinances as well as purchases. Current program rules and the full file determine whether it fits.
