Refinance Out of a Hard Money or Private Loan

Short answer

Refinancing a hard money or private loan means replacing short-term debt with financing that fits the property’s next use. An owner-occupied home and a rental follow different paths. Maturity, loan age, condition and income documentation determine what can close. We work backward from the due date so the exit has time to come together.

How it works with me

A process you can see the whole way through

01

Start with your statement

Tell us the goal, property use, timing and current balance.

02

Compare the actual options

Review the costs, documentation and holding period before deciding.

Start with the maturity date

We like to start two to three months out. That is planning room, not a program waiting period. Work backward through appraisal, title, repairs, rent-up and any seasoning requirement. Read the existing note for extension fees, default terms and prepayment costs before the due date becomes the only thing driving the decision.

Two lanes: you live there vs it's a rental

If you live in the home, we compare consumer loans such as conventional, FHA or VA where eligible. A rental can use conventional investment financing or a business-purpose DSCR path. A property being renovated to sell needs a sale or bridge exit discussion. The planned occupancy must match the documents and the real use.

Rate-and-term exit (no cash)

A conventional limited cash-out refinance may pay off an existing first mortgage, including a private loan used to buy the property. If you only need to replace the debt, this can be a different transaction from pulling out equity. We trace the original purchase funds and payoff before selecting the path.

Cash-out exit and the 12-month problem

Conventional cash-out generally requires six months on title and an existing first mortgage at least 12 months old. A newer hard money first usually cannot be paid off through conventional cash-out without an applicable exception. FHA cash-out generally requires 12 months of ownership and occupancy. DSCR timing varies by investor. Cash-out without an ownership waiting period is available on some Non-QM paths. Recent purchases can use a different value basis, so we confirm the property history and program before estimating proceeds.

Value after improvements

Do not assume the full after-repair estimate can be used immediately. Lenders may limit value to cost on recent purchases, and property condition must meet the new program. Bring permits, invoices, receipts and before-and-after photos. We confirm the value approach before you spend money ordering an appraisal for the wrong exit.

Rentals: DSCR exit

A DSCR review compares supported rent with principal, interest, taxes, insurance and association dues. The investor may use a current lease or market rent under its rules. Credit, reserves, property condition and entity vesting still matter. A finished rental with supported income is a different file from a vacant renovation with a projected rent.

When the exit isn't ready

Ask about an extension while there is time to negotiate. A second bridge or a sale may be another path, but each has real costs and risk. Compare extension fees, extra interest, new closing costs and the remaining work. A refinance that might fit later is not a commitment that pays the maturity balance today.

Bought with cash? Different rule

Conventional delayed financing can allow a documented all-cash purchase to be refinanced within six months under specific requirements. It is not the same as paying off a hard money purchase loan. Keep the purchase closing statement, proof of the source of cash and any related debt records. The documentation decides whether the exception applies.

How we run it

Start with the payoff letter, note and maturity date. Add the current condition, occupancy plan, rent and purchase history. We identify the loan lane, required documents and timing risks before calling the exit realistic. If the long-term loan is not ready, we put the alternatives and their costs on the table early.

Hard money loan refinance: common questions

Can you refinance a hard money loan into a regular mortgage?

Yes, when the property, occupancy, credit, income and transaction timing meet the new loan requirements.

How soon can you refinance a hard money loan?

A rate-and-term exit may be possible earlier than cash-out. Conventional cash-out generally requires a 12-month-old first mortgage and six months on title. DSCR rules vary.

Can I take cash out when I refinance my flip or BRRRR rental?

Potentially through an investment cash-out program. Property use, condition, value, rent and investor-specific seasoning decide the path. Cash-out without an ownership waiting period is available on some Non-QM paths. Recent purchases can use a different value basis, so we confirm the property history and program before estimating proceeds.

What if my loan matures before the refinance is ready?

Discuss an extension, another bridge or a sale before maturity. Get the fees and deadlines in writing; do not rely on a future refinance being available.

Do I need the property finished and rented first?

Most long-term loans need an acceptable completed property and supported income. Rental programs differ on whether a lease or appraiser-supported market rent can be used.
